After-death cleaning prices: defining the authorised restoration scope
After a death, visible surfaces do not always show how far materials have been affected. Some can be treated in place. Others must be removed, provided that the person entitled to decide has authorised it.
After-death cleaning prices therefore relate to specialist restoration rather than ordinary cleaning. The scope depends on the condition of the materials, the time elapsed, absorption into porous layers and the decisions that the commissioning party is entitled to make.
- Examine the materials before defining the possible work.
- Distinguish a cleanable surface from material affected at depth.
- Identify the person entitled to authorise removal.
- Exclude belongings and areas not covered by sufficient authority.
Authorisation determines the limits of the work
The roles of the different parties
- A relative decides what happens to belongings only when holding the required status or authority.
- A notary may clarify the estate framework without becoming the owner of the belongings.
- The landlord authorises work affecting parts of the property that belong to them.
- The managing agent acts within its mandate for shared areas.
What the authorisation must specify
- The rooms and adjoining spaces that Défi Clean may enter.
- The belongings that may be moved to reach the affected materials.
- The coverings or elements whose removal may be considered.
- The person to consult when a new decision becomes necessary on site.
What the authorisation does not automatically permit
- Removing the deceased person’s belongings without a decision from the authorised party.
- Removing an element belonging to the landlord solely at an occupant’s request.
- Working in a shared area under permission covering only the private home.
- Extending the scope to an area or material absent from the accepted document.
Common principles with building-specific conditions
Défi Clean works in the areas covered by the site’s local pages. Examining materials, distinguishing cleaning from removal and checking authority remain necessary regardless of the address.
Access, building rules and disposal routes for the relevant waste vary by location. The local pages explain these conditions without changing the rights of relatives, the owner, the notary or the managing agent.
How the restoration scope is defined
Authority
The commissioning party states their status, the areas concerned and the decisions they are entitled to make.
Assessment
Accessible areas are examined without assuming the condition of sections that remain hidden.
Materials
Each material is considered according to its surface, porosity, construction and accessibility.
Limits
Belongings, coverings and areas lacking sufficient authority are excluded or left pending.
Work
Accepted operations cover accessible materials and removals that have been expressly authorised.
Record
Treated areas, removed elements and remaining reservations are documented without promising results for inaccessible sections.
What determines the scope of the quote
- The nature of the materials in the affected area.
- Their porosity and ability to be treated in place.
- The time elapsed and the absorption visible within them.
- The presence of coverings or overlapping elements.
- Access to surfaces beneath those elements.
- The legal status of the person giving instructions.
- Permission to move belongings or remove materials.
- Areas excluded because access or valid authority is absent.
The quote separates confirmed work from anything requiring further authority or assessment. A request made by a relative, landlord or managing agent does not grant the same rights over the home and its contents. Défi Clean does not settle inheritance disputes or remove an element when its removal has not been authorised.

Questions about after-death cleaning prices
Why does this work differ from ordinary cleaning?
Ordinary cleaning deals primarily with accessible surfaces. After a death, it is also necessary to establish whether porous materials or underlying layers are affected. The quote must therefore state what can be cleaned in place and what requires authorised removal.
Does the time elapsed change the scope?
Elapsed time can allow the affected area to extend further into certain materials. It is an indicator, not a sufficient conclusion. The condition of the materials must be assessed before selecting an operation.
Can a porous material always be retained?
Retention depends on its nature, condition and the depth affected. A visibly clean surface does not prove that the material remains unaffected underneath. Défi Clean cannot promise to retain a material that cannot be treated appropriately.
Who can authorise work in the home?
The person must hold a right over the property or authority allowing them to act. Their status must cover the decisions being requested. Access to the premises does not automatically permit the removal of a covering or any belongings.
Can the notary decide alone what happens to the belongings?
The notary oversees matters within the estate and may convey decisions made by the appropriate parties. Their involvement does not automatically provide general authority to remove belongings. The applicable document or agreement must define the extent of the decision.
Can the landlord or managing agent authorise everything?
The landlord may decide what happens to elements they own, but cannot freely dispose of an occupant’s or deceased person’s belongings. The managing agent acts for shared areas within the limits of its mandate. Permission concerning the building does not replace the authority required for a private home.
Can complete odour removal be guaranteed?
An odour may originate from a visible material, an underlying layer or an inaccessible area. The selected methods depend on the source that can actually be reached. No result can be promised for material that is retained, concealed or outside the authorised scope.
