An empty flat managed from abroad
An already emptied flat in the 7th may belong to an owner who does not live in France. A managing agent or authorised representative may arrange access and practical communication, but that person is not necessarily the one who decides in the last resort. We therefore confirm the person entitled to give instructions before defining the work. We agree the scope with that person, record what has been accepted and do not fill a missing instruction by deciding what the flat “ought” to receive. A request to clean before viewings does not authorise repairs, repainting or replacement. We report the surfaces and operations completed, while the inventory, condition report, survey or diagnosis remain documents prepared by the parties concerned. Once furniture has gone, the full length of a floor may reveal differences between rooms. A rug mark, the imprint of a piece of furniture left in one place for decades, the back of a built-in cupboard or the inside of an alcove may only then become visible. What appears may be wear, age or damage rather than removable dirt. Parquet, marble, painted joinery and plaster do not react in the same way, so we explain what cleaning can reach and what belongs to separate works. An empty flat gives us better access, but it does not turn every mark into a cleaning issue. We make no promise that the flat will be habitable, ready for sale or ready for reletting, and no timetable depending on a notaire, buyer or other third party is included.
