Every intervention follows a written protocol, adapted to the real condition of the property and to how long it was before the death was discovered.
- Assessment and securing the site — marking out the perimeter, surveying the surfaces, identifying fluids, soiled materials and the belongings to be preserved.
- Sorting and clearance — waste removal, disposal of items beyond recovery, protection of the family’s belongings and management of the volumes involved.
- Deep cleaning — washing down, localised stripping and treatment of the affected surfaces: floors, walls, bedroom, kitchen and bathroom.
- Disinfection — application of certified virucidal, bactericidal and fungicidal products, respecting the required dwell times.
- Odour treatment — persistent odours addressed by fogging, ozone or another protocol suited to the state of the property.
- Final check and handover — verification of the result, written report, photographs where needed and follow-up advice.
Indicative pricing and cost factors
The cost of after-death cleaning varies with several elements: the size of the property, the volume to be removed, the presence of fluids, the intensity of odours, how deeply surfaces are saturated, access to the site and the treatments required.

Do you need clearance from the authorities?
Yes, where the property is subject to an investigation or has been sealed. We attend only once the seals have been lifted and the competent authorities have given their agreement. For a natural death with no proceedings, no particular authorisation is required.
Who pays: the family, the landlord or the insurer?
It depends on the status of the property and on the circumstances. The cost may fall to the estate, to the landlord, or be met in part by home insurance. We provide a detailed quote and an intervention report to support those discussions.
Do the odours disappear completely?
In the large majority of cases, yes. We first remove saturated porous materials such as carpets, mattresses and damaged partitions, then apply a suitable treatment. Some heavily saturated substrates have to be replaced for a lasting result.
Do I have to be present during the work?
No. Many families would rather not be, which is entirely understandable. We can arrange access with the landlord, the managing agent or the notary, and send you the report and any personal effects set aside afterwards.
